    Our team includes licensed Brokers and California Certified Residential Managers (CCRM). A CCRM has completed a minimum of 27 units of coursework covering all aspects of property management, met all educational experience requirements, and adheres to the California Apartment Association's  Code of Ethics. You can trust that your property is in capable, professional hands. Consolidated Property Management does carry 1 million Errors & Omissions Insurance for our professional practice.

  • How long will it take to rent my property?

    Rental time frames vary based on the season and your property's condition. Homes in excellent condition typically show better and rent more quickly. Our experienced team markets your property strategically for maximum exposure. On average, we recommend allowing about 30 days for your property to be rented. 

  • How do you determine rent price?

    We perform a free market analysis using comparable active listings within the area and recently rented properties duration within the last 6 months of rental data. While we provide a professional rent recommendation, the final decision or any adjustment is always made by the property owner.

  • How do you screen tenants?

    We conduct thorough background checks on all applicants aged 18 and older. This includes verification of employment and income, which includes but is not limited to credit history, recent bank statements, eviction records, and rental references. Our detailed screening process helps ensure that your property is leased to reliable and responsible tenants.

  • How are maintenance and repair requests handled?

    We have a maintenance department to handle the daily tenant’s repair request, ensuring that repairs are handled quickly by a reliable and familiar team. We ensure all maintenance repairs are conducted in the most cost-effective manner for owners. For any repair item, we obtain prior approval of Owner for all expenditures over certain amount agreed on the property management agreement. For extensive repairs, we have established relationships with reputable licensed vendors. Additionally, our office provides an emergency phone line for any after-hours and weekend tenant emergencies.

  • What records will I receive as an owner?

    Our valued property owners will have 24/7 access to our secured Owner Portal. We also provide monthly and annual income and expense statements along with a 1099 tax form, which will be easier for your CPA or qualified tax specialist for your reporting purposes.
